We’ve recently updated how we calculate the Zestimate & Trulia Estimate for off-market homes to make it more accurate than ever. Zestimates & Trulia Estimates are automatically recalculated when we make major improvements to the algorithm so you get the most up to date home valuation possible.
The new Zestimate uses a neural network to produce the most accurate Zestimate yet. The Zestimate is now more responsive to local trends and seasonality that may affect a home’s market value. It also includes even more historical sales and additional attributes to help improve accuracy.
Neural networks are artificial intelligence systems that imitate how the human brain works. They are able to map hundreds of millions of data points efficiently, drawing connections between inputs and using the relationships formed to produce or predict an output. In the case of the Zestimate algorithm, the neural network model correlates home facts, location, housing market trends and home values.
Zillow Group’s team of researchers and engineers work every day to make the Zestimate more accurate. Since Zillow's founding in 2006, we have deployed multiple major Zestimate algorithm updates and other incremental improvements are consistently released between major upgrades.
